PMT Swiss Real Estate L-QIF Sells Buildings B and C of “Brüttiseller Tor” to Suva

The buildings B and C of the “Brüttiseller Tor” development in Wangen-Brüttisellen, currently under construction and owned by PMT Swiss Real Estate L-QIF, are being sold to Suva. The turnkey handover is scheduled for autumn 2029.

The “Brüttiseller Tor”

The “Brüttiseller Tor” (www.bruettisellertor.ch) is an urban high-rise ensemble consisting of four independent buildings (A, B, C and D) on approximately 7,744 m² of land near the Brüttiseller junction.

A total of 181 apartments and around 5,100 m² of office and commercial space will be developed, complemented by a two-level shared underground parking facility with 260 parking spaces. With building heights ranging from 30 to 72 metres, the four towers will form the new gateway to northern Zurich.

The Transaction

The two tallest buildings, B and C, will be definitively sold turnkey to Suva as part of the overall project. Building B, with 23 above-ground floors and a height of 72 metres, is the tallest building on the site, while Building C reaches 13 floors and a height of 40 metres.

Together, the buildings comprise 89 apartments (57 in Building B, 32 in Building C) with approximately 10,700 m² of rental space and a diverse mix of residential, retail and office use.

From Planning Competition to Groundbreaking – A Nine-Year Development Journey

The site at Zürichstrasse / Bruggwiesenstrasse originally included a petrol station, a restaurant and former allotment gardens.

In 2017, the previous developer launched a two-stage planning competition. Based on this, the planning framework was developed together with the municipality and the Canton of Zurich, resulting in a private development plan and the building permit for the high-rise project in 2023.

PMT acquired the approved project in November 2024 upon the launch of the fund. Following project optimisation and the awarding of the total contractor mandate to Allreal, construction work began in February 2025.

PMT values its partnership with Suva and the constructive collaboration. Both parties are looking forward to the successful completion of the project and to being good neighbours.

PMT would like to thank the municipality of Wangen-Brüttisellen for its constructive, professional and long-term development-oriented cooperation. Without the courage to enable high-rise development at this location through the partial revision of the zoning ordinance, a high-rise ensemble of this scale would not have been possible.
